Where have they all dispersed to? I’m seeing a movement to Colliers and Cornish & Carey. Haven’t seen any move to Cassidy Turley yet. Trying to keep my email lists updated is a challenge right now. This has got to be creating turmoil for their listings. A lot of work to be done with new flyers, postings, etc.
Tonight I signed a new lease in the Downtown for a new interior design firm. The owner is not new to the Downtown, so I look forward to making a formal announcement when the business is ready to launch! 608 Main Street in Pleasanton is now fully leased!!
Office lease signed today in Dublin! Tenant announcement coming soon! More activity in the last couple of weeks too!!
Lately, I’ve been asked if Landlords will give a discount on rent. Almost as soon as how many square feet is the suite. Pretty typical question, however, here’s my advice on this – build a business case on why a Landlord might consider free rent, discounted rate, or additional Tenant Improvements! If you ask for a discount too early in the negotiations, then I’ll ask about your financial condition to counter this. Why not build your business case to make your business attractive to Landlords first? Do you have a business plan? It doesn’t have to be extensive, a one page plan with how your plan for success is a great start! Having your credit information and scores ready to submit to a Landlord shows that you are organized and serious about finding a space for your business to succeed. If it’s not perfect, have your explanation ready and tell it in the best light possible (no lies!). Early disclosure is better than later. Would you buy a house or rent an apartment without knowing if you can pay the mortgage or rent?
In summary, come prepared to let a landlord know how you will be successful and negotiate for a discount later in the discussions. Lead with what a landlord wants to hear, not ask for a discount. See listing details for newly listed space in Central Pleasanton. In Valley Plaza shopping center, close to Santa Rita and Valley Avenue intersection. One of the busiest in Pleasanton. Close to lots of shopping – Safeway, Walgreen’s, Pet Food Express, ACE Hardware, Monument Car Parts and lots of restaurants. Retail space is available in late April. Only retail uses or professional offices will be considered. Great place to locate a business!
Looking for office space with Comcast available is not the easiest thing to find. Calls to Comcast Business Class service aren’t always conclusive. As I make calls to listing brokers, they often don’t know if this is available to the building. For small businesses the cost of a T1 line to support high speed uploads and downloads are too expensive. High speed DSL doesn’t provide the speeds that a computer intensive small business needs. So call Comcast and double check, before signing a lease if this is a key element in making your business operate efficiently.
New tenants at 608 Main Street in Downtown Pleasanton and at 6465 Clark Avenue in Dublin. Two Fridays, two lease signings. Confidence slowly MAY be returning. Trying to remain optimistic! One is a new business, which is always exciting!
Attended a ribbon cutting for the new Edward D. Jones office in Dublin at Tralee! It was an international theme. What was also exciting was to see that the apartments, that were supposed to be condos, are being occupied. Slowly we come out of this economic mess.
Signed a lease for a hair salon in Castro Valley on Saturday. They hope to open before the end of the month. It is exciting to help businesses launch!
