Duke Long meeting

Met with Duke Long to exchange some ideas on the direction of commercial real estate technology in San Francisco. He was out visiting some companies on an idea exchange. Being in the San Francisco Bay Area gives me an edge on keeping up with some emerging technologies. We both agreed that commercial real estate industry is five years behind residential in implementing technologies. I don’t know why this should be. But the technology available, including Loopnet and CoStar, are just not leading the revolution into something new. What would be good ideas and who is on the forefront is a topic for great discussion.

Commercial Real Estate & Social Media

Does your property representative or broker/salesperson talk about social media? They should! Recently I heard that over 80% of residential property searches begin on the internet (I’m betting that in the Bay Area, this is conservative). Is commercial real estate lagging in it’s push to provide online information? Absolutely YES! How many connections does your broker have in LinkedIn? Look at their Facebook page too. Do they have a blog? Do they have multiple pictures of the listed property in Loopnet? How about video tours through YouTube.com? What do they use LinkedIn for? I recently was asked to find a contact at a company that serves coffee and found the director of real estate in about two minutes. Amazing access to information now.

A lot of my leads come from Craigslist. Wow, any wonder? Commercial real estate searches are beginning on the internet. Someone can search for a few minutes in their office for new space and find listings. A doctor on his lunch break wants more space, doesn’t tell his staff that he wants to expand or move, what’s the quickest way to start a search? How complete is property information on Craigslist? How are the pictures? Does your broker have links to video tours? Do they have a YouTube channel? Some property owners don’t want video of their property, and that is a decision for them to make, however the search engines love video, so maybe a compromise should be worked out about what to video.

Why is it that commercial real estate brokers in the San Francisco Bay Area aren’t as progressive in using the internet as residential agents? Send me a comment or response, I don’t care if its pro or con to my view, I would like some feedback. We live in a high tech world in the Bay Area. Commercial Real Estate should embrace it too!

Offices Leased in Pleasanton!

Last week two offices were leased to a new tenant at 4307 Valley Avenue in Pleasanton, CA. The new tenant has begun to move in already! We are happy to have a new tenant in the building!

Downtown Pleasanton recovery!

It is refreshing to see that all of the available space fronting Main Street is now leased! New businesses are opening quickly! Last weekend was the big ribbon cutting for Domus! Nice to have that store back! If you haven’t been in yet, it is different inside, however a lot of the favorite types of merchandise are back in the store. Bring your wallet! The Pleasanton Downtown Association has debuted their iPhone app and promises the Droid version is coming soon! I served on a committee looking for ways to stimulate the downtown and this was one, of many, suggestions that has been implemented. “Sizzelling Saturdays” is another change that will go through September with musicians, entertainment, and stores open longer.

There is still restaurant space at 234 Main Street. This building has been through a dramatic remodel, or nearly complete rebuild. There is some space available behind Vic’s All Star Cafe in the retail & office building where “Knit This Purl That” is located. That’s recovery of the recession in progress! Now we have to support the merchants with our credit cards and shopping!
